ATHENS: Greece’<\/a>s decision to increase the minimum investment required to obtain a golden visa<\/a> starting September 1 has sparked international interest in buying properties in the country before the new rules take effect.<\/p>\n

The Golden Visa program allows foreigners to obtain residency in Greece in exchange for financial investment, as reported by Schengen.News.<\/p>\n

In response to the housing crisis, Greek authorities previously announced plans to increase the minimum investment required for golden visas. The decision was confirmed by Greek Prime Minister Kyriakos Mitsotakis, who said the investment threshold for real estate investments in the country’s most sought-after areas would rise to \u20ac800,000 ($890,000).<\/p>\n

“We are discussing with the Finance Minister the possibility of further increasing the Golden Visa investment limit, especially in regions with high rents. The new limit could reach \u20ac800,000,” Prime Minister Mitsotakis said. .<\/p>\n

New changes will be effective from September 1<\/h2>\n

Starting next month, the required minimum investment amount will increase from \u20ac500,000 to \u20ac800,000 in Thessaloniki, Mykonos, Santorini, and islands with more than 3,100 inhabitants. In other areas, wealthy foreign investors will need to spend \u20ac400,000 instead of \u20ac250,000 to qualify for property purchase and residency through the Golden Visa program.<\/p>\n

All properties purchased must be at least 120 square meters, and only one property can be purchased to meet the required investment threshold. For properties not intended for residential use, the limit remains at \u20ac250,000, as for listed properties requiring renovation.<\/p>\n

Economic Impact of the Golden Visa Program 2024<\/a><\/h2>\n

Figures from Greece’s Ministry of Immigration and Asylum show that the golden visa program contributed nearly 1 billion euros to the country’s economy in the first five months of last year. In May this year, the ministry reported that 9,478 golden visa applications were still pending, compared to 6,228 applications recorded last year.<\/p>\n

Despite the increase in the minimum investment amount, demand for the golden visa program remains strong, with the ministry reporting 1,300 more applications in the first two months of this year compared to the same period in 2023.<\/p>\n","protected":false},"excerpt":{"rendered":"
