FBR reduces Islamabad immovable property valuation by 30%

ISLAMABAD: The Federal Board of Revenue (FBR) has reduced the valuation of immovable properties in the federal capital by 10 to 30 percent. An official notification has been issued.

New market values ​​of residential and commercial plots and buildings have been fixed under SRO 644(I)/2026 issued by the FBR.

According to the new rates, the value of buildings up to five years old has been reduced from Rs 3,000 per square foot to Rs 2,500, while the rate of buildings more than five years old has been reduced from Rs 1,500 to Rs 1,200 per square foot.

The notification clarified that the valuation of rural areas of Islamabad will continue to be as per the rates fixed by the Deputy Commissioner (Revenue) on July 1, 2025, while in case of any dispute, the higher value will be applicable.

The revised rates have significantly reduced prices in various sectors. The price of occupied residential plots in B-17 and C-14 has been reduced from Rs 30,000 to Rs 21,000 per square yard, while unoccupied plots in B-17 have been reduced from Rs 15,000 to Rs 10,500 per square yard.

Similarly, the price in C-15 has been reduced from Rs 25,000 to Rs 17,500 and in C-16 from Rs 20,000 to Rs 14,000 per square yard.

The price of residential flats constructed in D-12 has been reduced from Rs 15,000 to about Rs 10,500 per square foot, while commercial properties have been adjusted to about Rs 17,500 per square foot. The price of residential plots in D-13 has been reduced from Rs 16,000 to Rs 11,200 per square yard.

In the expensive sectors, the price of residential plots in E-7 has been fixed at Rs 225,000 per square yard, while the price of commercial property has been kept between Rs 10,000 and Rs 100,000 per square foot. In E-11, the rate has been fixed at Rs 70,000 to Rs 100,000 per square yard, while in E-12, the rate has been fixed at Rs 39,200 per square yard.

In other areas, the price in G-13 has been reduced from Rs 100,000 to Rs 70,000 per square yard, in G-17 from Rs 25,000 to Rs 17,500 per square yard, while significant reductions have also been made in G-14, G-15, and G-16.

Prices have also been reduced in the surrounding areas, including Margalla Town, Chak Shahzad, Bani Gala, and Park View, where significantly lower elevations have been set.

In the main commercial areas, the price of flats in the Blue Area (Jinnah Avenue) has been set at Rs 1 lakh per square foot, while the rate has been maintained in some other central areas.
