Saudi Arabia introduces new rental rules

RIYADH: New rules and regulations regarding renting houses and apartments have been introduced in Saudi Arabia. As reported by a Saudi newspaper, a new set of laws has been introduced regarding rental contracts, and everyone must abide by them. These rules have been set by the “General Authority for Real Estate”.

According to the report, if a property owner intends to evict a tenant, they must give at least a year’s notice. This will give the involved tenant ample time to get a place to stay.

However, one should note that earlier, for enhancing the property market, specifically for setting a control on increasing prices of Riyadh, there have been Royal directives that have instructed the General Authority for Real Estate to issue certain regulations.

On the one hand, the regulation prescribes that the landlords must not hike the rent for five years and must not compel the tenants to leave the premises arbitrarily during the same period.

The authority also laid down conditions about eviction, whereby the owner has to demonstrate the need for the land for personal use or for immediate family members, which include first-degree relatives.
